Landlord Block Insurance

Factotum operates and arranges a block insurance policy for the benefit of our landlords if they let their property through us.

Not all of our landlords are covered under our insurance portfolio. You are welcome to arrange your own insurance cover, or if you are included in Factotum’s policy you will receive a renewal letter in October, detailing the agreed premium and covers.

For those landlords not covered under our policy, this may be a good time to ensure your current arrangements adequately cover your needs.

There are benefits attached to being part of the block policy and those who elect to insure separately may wish to consider the following:

  • As with all aspects of bulk buying, the larger our portfolio, the more we can negotiate with insurers. Almost all insurance providers will look at the risk on the entire building’s sum insured, affording them more opportunity to discount.
  • Factotum assist with claims administration. We liaise with insurers on your behalf to ensure claims are dealt with quickly and smoothly. We correspond with all interested parties where necessary, such as solicitors, homeowners and loss adjusters. Delays with claims can result in landlords losing revenue – we have the resources to arrange tradesmen and instruct on small claims without the need for estimates or referral.
  • Our overall knowledge of the property market helps us to keep on top of potential issues, allows us to discuss and negotiate wider covers with our insurers and in turn benefit our property owners.

If you insure your property out-with our block policy, it is worth checking that your policy extends to cover Property Owners’ Liability, Loss of Rent and long term / short term rentals as well as holiday lets if necessary.

A copy of the full policy wording is available if you are interested in joining the block policy. If you provide us with your building reinstatement value and the sum insured for any contents cover you may require, we will be able to give you an indication of the premium required to incorporate your property into our portfolio.
