Why do I need Factotum?
Our experience and knowledge takes the worry and hassle out of letting your property. From the latest regulations and compliance, to cleaners, maintenance or upgrades – we can handle it all.
Flexible Terms
Not all letting agents offer short term or festival lets. By offering a range of options, we allow you to maximise your property’s income by augmenting long term lets with short term and festival lets.
Dedicated Property Manager
We have a team of experienced and dedicated property managers who each manage a portfolio, so you deal with the same people who know you and are familiar with your property.
Long Term or Short Term?
There are benefits to renting your property short or long term. Factotum’s flexible approach allows you to rent when it suits you with the ability to change at any time.
No sole agency agreements
Unlike other letting agents, we do not insist on sole agency agreements. We work hard to secure lets for our landlords while still giving flexibility to arrange private lets or advertise elsewhere.

Each property we manage is showcased on our website. The site has an Account facility that allows landlords to log in and see everything that Factotum are arranging for their property.

The Tenant
We booked a stunning property on Great King Street for five months over autumn and Christmas with Factotum. Would highly recommend for anyone who loves unique properties with character and historic charm. The most modern element of the apartment was the stunningly appointed bathroom with rain shower and beautiful (and separate) claw foot bathtub. The wood-panelled living room is incredibly atmospheric and will make you feel like a Jacobean Laird when swilling drams next the the enormous open fireplace. Factotum were kind and responsive throughout - we're already booking in our next stint in Edinburgh with them.
