This stunning apartment is accessed via a secure entry into a beautifully stained glass vestibule with original floor tiling and carpeted hall (please be aware that there are nine steps to the front door). The main door access is shared with only two other properties.

On entering the large, bright, living / dining room, guests are provided with ample seating for four (+1) guests, both on the contemporary cream leather sofa and at the dining table in the bay window. A large 65" Ultra HD screen TV and wireless internet access are provided for guests' use. There is a glass desk, two monitors and an A4/A3 printer also located within the living area.

The master bedroom has a contemporary, four poster, super king-sized bed, fitted electric blanket, two double wardrobes, two dressers, radio / CD player and a 50" plasma TV.

The second bedroom contains a double bed, fitted electric blanket, double wardrobe, below bed storage, radio and 23" LCD TV.

All sleeping areas have original Victorian, blackout shutters. Hairdryers, bed linen and luxury towels are provided for up to five guests. The bed for the fifth person is a fold-away, standard height single bed with free standing Victorian privacy screen, set up in the living room as required.

A modern family bathroom with double tub, WC, wash hand basin, separate frameless glass shower cubicle, heated towel rail and shaver socket.

The kitchen comprises a double fan oven / fridge freezer / halogen hob /dishwasher / washing machine / microwave / tumble dryer (separate) / 'Nespresso' machine (3 x pods per person, daily) and a breakfast table for two guests. In addition, there is a 'steam generator' iron, ironing board, 'Miele' turbo vacuum cleaner and cleaning products.

This apartment is a good choice for guests who wish to stay in an exclusive area of Edinburgh with only a 20 minute walk to the city centre / festival hubs or 10 minutes by bus/taxi. The airport is 25 / 30 minutes by taxi.

There is an on street metered parking bay at the end of the street or Visitor permits are available at the City of Edinburgh Council offices on the Royal Mile. Guests can enjoy a quiet setting whilst only being a couple of minutes walk from the bustling, vibrant local area of Bruntsfield. This highly desirable area of Edinburgh has wonderful gift shops, delis, an excellent cafe scene and a good choice of bars and restaurants. There are also Fringe venues 37 / 336 / 235 within a five minute walk.
