Smoke detectors

Although the 1991 Smoke Detector Act applies only to new build properties, it is our opinion that the absence of smoke alarms in existing tenanted buildings would not meet the “duty of care” that might be expected. These detectors are not expensive and we urge all our landlords to have at least two in each property.

Fire & Furnishings Regulations

The current law came into force on 1st January 1997 and now includes lettings created before 1st March 1993. Upholstered articles must have non-toxic fire resistant fillings.

Gas Regulations

All gas equipment in rented properties must be serviced and checked annually by a Corgi registered gas installer. A copy of the annual gas safety certificate must be given to the tenants.

Electrical Equipment Safety Regulations

All portable electric appliances provided in a tenanted property must be deemed to be safe and should be tested on a yearly basis.
