Inventory ServiceLegal documentAn inventory is part of a legal document (the tenancy agreement) and should include a description of all internal decorations and contents. It will be checked at the beginning and end of a tenancy. Our current inventory serviceProvision of a basic inventory list is currently included in the Factotum management service. Additional professional inventory serviceWhere a detailed or complex inventory is required we employ the services of an independent specialist – a professional inventory clerk with 14 years experience. This service is chargeable and quotations can be provided on request. Why you need a good inventoryWith any new or newly refurbished property it is highly advisable to have a professional inventory compiled to confirm the true condition at the outset. This inventory can be updated for each new let and will give a clear picture of dilapidations, normal wear and tear and any landlord responsibilities that arise. Older “tired” propertiesIf a property has been let for lengthy periods with negligible capital input a “shopping list” of contents provided by the landlord may suffice. The decorations, furniture, fixtures, fittings and contents may be of such an age and condition that they are of little or no value and tenants will not be expected to compensate against damage or loss.
