Letting Long Term

What is a long term let?

We class any let of 6 months or overon a short assured tenancy as long term.

What type of property is available?

We currently manage an extensive range of Edinburgh properties to let from classic Georgian Edinburgh New Town flats to large houses and studio apartments.

Our commission

Our commission rates start from 12.5% of the monthly rental income and VAT is applied to these charges.

Long Term Management

For long term management we:

• Find a tenant.
• Take references and / or set up guarantors where appropriate.
• Compile an inventory of contents with a description of the condition of the property, its furniture and fittings.
• Draw up a lease to suit the particular needs of the landlord, including liaison with lenders, mortgage companies and insurance companies.
• Handle the changeover of council tax and utilities with the exception of the telephone.
• Make regular inspections throughout the course of the let.
• Collect the rent each month, deduct our commission and pay out the net due to the landlord.
• We hold the tenants deposit.
• At the end of the tenancy we check the property make any necessary deductions.
• We then put all utilities and council tax back into the landlord's or next tenant's name.
